Glass replacement vs full window replacement

Glass-only replacement makes sense when the frame, sashes, and hardware are still solid and the window is less than about 20 years old. If the frame is warped, rotting, or drafty, a full replacement is the better value.

What causes foggy windows?

Double-pane glass is sealed around the edges. Over time that seal can fail, moist air gets between the panes, and you see fog or streaks that can’t be wiped off. The seal can’t be fixed, but the glass unit can be replaced.
